Discovery and Construction phases:
Discovery & preconstruction Phase Agreement
The General Contractor agrees to provide comprehensive preconstruction
services.
Discovery & Preconstruction:
• Assist the Owner in obtaining necessary permits, approvals, and licenses
from local authorities and regulatory agencies.
• Prepare and submit permit applications, supporting documentation, and
environmental assessments as required.
• Coordinate with design professionals and regulatory bodies to address any
permit-related issues or modifications.
• Drawing costs and complexity will be determined in the discovery with the
regulatory bodies and their requirements
Discovery & Preconstruction Costs:
• A general contractor flat fee is paid upfront to Sorrell
Builders, LLC. & covers the commercial licensing, insurances and the
coordination discovery phase with the Owner, Regulatory bodies and
subcontractors working for Sorrell Builders LLC.
• Permits or supporting documentation will be direct cost without mark ups
paid same day as acquisition to the regulatory body. Drawings and
supporting documentation will be paid for upon receiving plus 20% to
Sorrell Builders, LLC.
Construction:
• Sorrell Builder’s LLC. and the owner will then enter into a cost plus
20% percent guaranteed maximum contract based on the bid
estimate project total.
